Our services and estimated timelines (that can overlap) are summarised below.

 

To simplify the process we work to the Royal Institute of British Architects (RIBA) Plan of Work. The RIBA Plan of Work is the main UK guide for how building projects are planned and carried out. It breaks down the whole process — from the first idea through design, construction, and use of the building — into clear stages. This helps clients and project teams understand what needs to happen at each step, stay organised, and make sure the project is successfully delivered to a high quality, on time and to budget.

Free Initial Consultation

We always recommend an in-person visit to see your property or site, and discuss your requirements in detail. You will be able to ask questions and at the same time we will explain the full process from design and planning to construction and handover, addressing any concerns.

Survey & Design

The survey is where the fun begins. This may involve a detailed measured survey of your existing property or a site. The information will be used to develop an accurate 3D model which allows us to compare directly between existing and proposed designs.

Planning

We are skilled at navigating planning policy which informs the design. Once a design is signed off, the project will be submitted to planning for approval. The studio works closely with planning officers, responding to queries to achieve a positive outcome.

Technical Design

Building regulations can be complex however, the studio is well versed at producing innovative, intricate and detailed technical drawings. The key is to ensure the design and pre-construction health and safety information is complete and clear for contractors to build from.

Tender/Builder Quotes

With building regulations approval granted, the drawings, specifications and pricing document can be issued to reputable contractors for quotes. We can manage the entire process, communicating with the contractors ensuring quotes are like for like, and the tendering process is fair.

Construction & Handover

The preparation and hard work pays off and the vision becomes reality. The contractor builds the project from the approved plans. We assist on site with contract administration duties, ensuring contract provisions are met by both parties and the workmanship is to a high standard.
